If you've been sitting on the sidelines waiting for the "perfect" moment to buy in San Diego, here's the honest truth: the perfect moment rarely announces itself. What you can do is understand where the market stands today and make a confident, informed move. So let's break down what's actually happening with interest rates and the San Diego market this spring.
Where mortgage rates stand today
As of late May 2026, the average 30-year fixed mortgage rate is sitting in the mid-6% range, roughly 6.4% to 6.6% depending on the lender and the day. The 15-year fixed is hovering closer to 5.8%.
Here's the encouraging part: the 30-year rate is down about half a percentage point from where it was a year ago. Rates have been volatile in recent months, pushed around by inflation (which ticked up to 3.8% annually in the latest reading) and broader economic uncertainty. The Federal Reserve has kept its benchmark rate on hold so far in 2026, with its next meeting on the calendar for June.
What does this mean for you as a buyer? Rates likely aren't dropping back to the historic lows of 2021 anytime soon. Most forecasters expect them to hold in the mid-6% range for the near term. The takeaway: waiting for a dramatic rate drop is a gamble, and trying to time the bottom perfectly almost never works out the way people hope.
The one number worth watching
There's a psychological tipping point that real estate professionals are watching closely: when rates dip below 6%. Historically, that's the level where a wave of pent-up buyer demand tends to unlock, which means more competition and more upward pressure on prices.
Translation: if rates ease below that threshold later this year, you may find yourself competing against a much larger pool of buyers. Getting in beforehand, while you can still negotiate, can be a real advantage.
The San Diego market snapshot
San Diego remains one of the most desirable and competitive markets in the country, and the numbers back that up.
Prices are holding firm. The median price for a detached single-family home in San Diego County reached roughly $1,074,000 in April 2026, up about 5.8% year over year. Across all home types, the overall median sits closer to $950,000. Either way, this is a market that has proven resilient.
Inventory is tight. San Diego County is sitting at around 2.5 months of inventory, well below the five to six months that signals a balanced market. Low supply continues to favor sellers, which is exactly why buyers need a sharp strategy.
Homes move fast. Well-priced homes are still going under contract in roughly 25 days, often with multiple offers, and the typical home is selling at close to 99% of its list price. Entry and mid-level homes in good condition are the most competitive of all.
Sales activity is up. San Diego County saw sales volume jump nearly 15% year over year in April, far outpacing Southern California as a whole. Buyers are active, and the market is moving.
So, should you buy now?
The decision is always personal, but here's how we'd frame it for our clients:
You can refinance a rate. You can't go back and buy at today's price. If rates fall later, you have the option to refinance into a lower payment. But if prices keep climbing (and in San Diego, they have a long track record of doing exactly that), the home you can comfortably afford today may be out of reach next year.
Less competition right now is a gift. With many buyers still waiting on the sidelines, you currently have more room to negotiate than you might once rates drop and the crowd rushes back in.
The right home matters more than the perfect rate. A few hundredths of a percentage point on your rate is far less important than buying the right home, in the right neighborhood, at the right price.
