Is Now the Time to Refinance? Lower Rates Could Mean Lower Payment

After months of elevated mortgage rates, San Diego homeowners finally have some encouraging news: rates have been trending downward, and with the Federal Reserve signaling potential rate cuts later this year, many experts expect the decline to continue.

If you purchased your home when rates were at or above 7%, now may be an ideal time to explore whether refinancing could lower your monthly payment and strengthen your long-term financial position.

But refinancing isn't just about securing a lower rate. It’s a strategic financial decision that depends on two key factors:

1. How long you plan to stay in your home

2. How long it will take to recover the upfront cost of refinancing

Every refinance comes with associated fees—typically 3–5% of the loan amount—including lender charges, title fees, and closing costs. If you expect to move within the next year or two, the monthly savings may not be enough to justify those expenses.
But if you plan to stay put for several years, refinancing could save you thousands over the life of your loan.

A Quick Example

If refinancing lowers your monthly payment by $300, but the process costs $6,000, your breakeven point is:

$6,000 ÷ $300 = 20 months

Stay longer than 20 months and refinancing may be financially beneficial. Move sooner, and keeping your current loan might make more sense.

More Than Just a Lower Rate

Homeowners also refinance to:

  • Switch from an adjustable-rate mortgage to a more stable fixed rate

  • Shorten their loan term

  • Remove mortgage insurance

  • Improve overall financial flexibility and peace of mind
