As 2010 gets underway there is something very exiting for potential Downtown San Diego Home Buyers and real estate professionals to look forward to and take advantage of.

The credit was created back in 2008 but has become much more than the $7,500 tax credit that needed to be repaid. Now the tax credit is valued at $8,000 and does not need to be repaid at all in 2010 and will be available for first time home buyers, while current homeowners are eligible for a tax credit of $6,500.

First time home purchasers that buy a home between November 7th 2009 and April 30th 2010 are eligible for this credit and it is a definite bonus that needs to be looked into.

One very important point for the changes is that a Downtown San Diego Home Owner's current home does not necessarily have to be sold to qualify for the tax credit. However, the home buyers must reside in their new home for at least three straight years in order to hold onto the tax credit.

Foreclosures and short sales have been a big part of the Downtown San Diego Real Estate Housing Market in recent years, but a new phenomenon is starting to show its face.

While the idea of building a home that isn't fully finished isn't completely new, the difference now is that many of these homes no longer have the same builder around to finish them.

Custom builders have gone out of business as they lost clients, and a half-built home may not be guaranteed to get finished.

Downtown San Diego Real Estate has definitely changed as many agents are now focused on selling half-built homes, short sales and foreclosures. Officials are not sure of how many half built homes are left in the USA but they have given many builders extensions for building permits in order to try and cut back on unfinished houses.

However, nationally we do know that the percentage of incomplete homes has definitely risen to over 40% as of the end of 2009, which is a rise from the 35% of new homes that was left unfinished at the start of the year.

Downtown San Diego Condos Have Many of the Top Must-Have Features

Downtown San Diego Condos are perfect for today's Real Estate market.  Many San Diego home buyers are interested in purchasing smaller homes with efficient living spaces and shorter commuting distances from work.

The balance between what homebuyers want and the price point is a significant factor for home builders today.  Buyers are focusing more on spaces, not rooms and homes that are already designed "green".

"For many buyers, their next house will be smaller than their current one", said Carol Lavender, president of the Lavender Design Group in San Antonio, Texas. Large kitchens that are open to the main family living area, old-fashioned bathrooms with clawfoot tubs and small spaces such as wine grottos are design features that will resonate today, she said.

"What we're hearing is 'harvest' as a home theme-the feeling of Thanksgiving. It's all about family togetherness-casual living, entertaining and flexible spaces," Lavender said.

According to an annual survey of home buyer preferences, said there are several "must have" features in San Diego Downtown Condos:

1. Large kitchens, with an island.  For San Diego downtown condo homebuyers granite countertops are a must for move-up buyers and buyers of luxury condominiums. Spending money on kitchen design upgrades will provide more of a return on your investment.   "If you're going to spend design dollars, spend them where people want them-spend them in the kitchen," said Heather McCune, director of marketing for Bassenian Lagoni Architects in Park Ridge, Ill.

2. Granite countertops are a must for move-up buyers and buyers of condominiums, but for others "they are on the bubble," Cardis said.

3. Energy-efficient appliances, high-efficiency insulation and high window efficiency. Among the "green" features touted in homes, these are the ones buyers value most, said Cardis. While large windows had been a major draw, energy concerns are giving customers pause on those. The use of recycled or synthetic materials is only borderline desirable.

4. Home office/study. People would much rather have this space rather than, say, a formal dining room. "People are feeling like they can dine out again and so the dining room has become tradable," Cardis said. And the home theater may also be headed for the scrap heap, a casualty of the "shift from boom to correction."

5. Master suite soaker tubs. Whirlpools are still desirable for many home buyers, but they clearly went down a notch in the latest survey. Oversize showers with seating areas are also moving up in popularity.

6. Community landscaping, with walking paths. Forget about golf courses. Buyers in planned developments prefer walking among lush greenery.  The Harbor Club Downtown San Diego Condos are a perfect location to walk and explore famous San Diego Dining establishments and the San Diego Bay.
