About Gregg and Debbie

Gregg and Debbie Neuman

Since they began their Real Estate careers in 1981 when we saw 17% interest rates on home mortgages, Gregg and Debbie have continued to grow and improve their business in order to give their clients top-quality service with an "it's our pleasure" attitude. Former owners of Red Carpet Real Estate and Century 21 franchises, they've found their home with Prudential California Realty in Downtown San Diego.

"We've always chosen central office locations so that we may effectively serve our seller and buyer clients by being positioned strategically within approximately ½-hour drives to most communities within the county," says Debbie. "In addition, our busy Gaslamp Quarter location allows us to expose our seller clients' properties to an incredible number of prospects each and every day, thus greatly increasing the potential for a higher and quicker sale."

Gregg drives the business with his vision and innovative ideas, while Debbie keeps a watchful eye on the "back end," ensuring that their clients' expectations are met or exceeded and communications are kept open.

Although the two divorced in 1996, they haven't lost focus on their business. Constantly on the cutting-edge of technology so that they can provide their busy clients a streamlined, stress-free experience, Gregg and Debbie have developed an efficient and experienced support staff while creating niches within their team that enable them to serve the individual needs of their clients.

Warranties on San Diego Condos Getting the Most from your Money

San Diego condosWith the prices and sales of San Diego Condos falling, this is an assurance that many Californians will either be buying or selling their condos this summer. However, a lot of them will be overwhelmed with the numerous decisions that must be needed to consider. There are certainly so much things to look into when you want to purchase or sell downtown San Diego condos; these present challenges to check all aspects of the processes, like the value of warranties.

A reliable condo warranty helps in offering a significant amount of confidence for any would-be buyer. On the other hand, it allows the property of the seller to outshine the rest of the competition. However, with such a valuable advantage to both buyers and sellers of San Diego Condos, a lot of them are still unaware of the benefits of condominium warranties. Like for instance, the repair, maintenance, or even replacement of components of the property.

Condominium warranties cover condo properties in all States, and most certainly in California. If you want to buy any of the available downtown San Diego Condos, you must use some of your time checking into the condo warranties that are offered.  Needless to say, they meet a number of essential consumer needs. For example, you will be relieved to find out that they cover costs of repair or replacement of HVAC components, ovens, gas stoves, among many others.

You must ensure that the San Diego condos that you consider are covered by condominium warranties. Remember that you are assured of getting the most from your money if you do not have to worry about future, costly repairs or replacements. The cost of replacing the gas range equipment, for example, is more than that of the yearly condo warranty payment; which is why it is practical to ensure that everything is covered.

When an equipment or appliance in your condominium gets broken, it can be stressful for you as an owner. This can have a negative, upsetting effect to the whole budget. You can only imagine the convenience that you can immensely enjoy if you have standard warranty for your condo, in the first place.

The usual system appliances in San Diego condos are covered by standard condominium warranties. However, you can opt for your additional appliances to be covered. You have to ask your provider how to go about obtaining add-on packages for the rest of your appliances.

Smoothing out Loan Modification for San Diego Condos

San Diego condosGetting a loan modification is one of the options available to owners of San Diego condos that are on the verge of foreclosure. Under the Home Affordability Mortgage Program (HAMP) or a lender modification deal, an owner is given the chance to save a condo unit under a different payment scheme. That is, if the application gets processed and approved in time.

Applying for a loan modification can be a stressful time for owners of downtown San Diego condos. The waiting time is as stressful as not knowing where your application is on the process. Then there is the possibility of an application getting stuck in between for various reasons. To avoid this ugly scenario, a condo owner can do several things to help smoothen out a loan modification application.

One thing owners of San Diego condos can avoid is a mix up of documents. Application documents can get stuck as early as the first stage due to some or all of the pages of the application getting misfiled. Lenders ordinarily receive an enormous amount of documents everyday and to avoid yours from getting mixed up with others or lost, tag each page of your application with your account number.

Downtown San Diego condos owner should also ascertain a complete set of documents. Applications for loan modification usually go through a checker who makes sure that each contains all documents required. When a certain document is amiss, the application will be pulled out from the stack of applications and a letter informing the owner will be sent accordingly. By the time that letter reaches the owner and the necessary documents submitted, a week or two would have passed already. Then the application might even go back to the first step, or worse, even get denied. With a looming foreclosure ahead, a condo owner should avoid this mistake.

Financially distressed homeowners should not be afraid to follow-up on their loan modification application. Calling regularly at least once a week will not only lessen the anxiety of waiting but can keep owners updated on where the application is on the whole process and of any missing or outdated document that the lender might impose as an added requirement.

Lenders are generally more than willing to offer a loan modification and get their money, rather than impose a foreclosure. To increase the chances of saving downtown San Diego condos from this unwanted scenario, applications should be complete, properly tagged and promptly followed-up.
