complete
- Opens escrow with officer
- Gives copy of offer, counters and any addenda to
escrow officer
- Remind agent (if buyer) to get log-out check from
upstairs
- Does prism sheet, original to admin upstairs, copy
in file
- Make sure deposit check is endorsed to correct
Escrow Company
- Make copy of deposit check for file
- Have check sent to escrow (if our buyer)
- Check with escrow to make sure deposit is received
(if our listing)
- Input all information into on line agent (see
attached instructions)
- Start escrow-tracking plan on on-line agent (see
attached instructions)
- Add escrow and all information to excel sheet (see
attached instructions)
- Call client and introduce yourself & give brief
description of what you do
- Ask client preferred method for contacting/updates
(fax #’s, e-mails…)
- Mail intro letter to client
- Fax on-line agent sheet to lender / co-op agent
- Fax offer to purchase to lender (buyer side only)
- Send messenger to put up sold sign, put on combo
box and remove MLS box
- Make sure brochure box and flyers are removed by
messenger
- Call lender to make sure credit was reviewed, app
taken, appraisal ordered
- Set up appraisal appt with seller and appraiser
(if our listing)
- Request sales comps from Debbie for appraisal
apptointment (if our listing)
- Check with agent to make sure physical inspection
is set up
- Remind agent 3 days before repairs are due
- Remind agent the day repairs are due
- Request copy of physical inspection for file
- Send copy of repair request to seller w/inspection
report to review (our listing)
- Have Gregg or Debbie discuss repairs with seller
to respond (our listing)
- Send seller’s repair response to buyer agent (our
listing)
- Disclosures & documents (our listing) send to
other agent (within 24 hours)
- Request disclosures & documents (in writing) from
list agent (if our buyer)
- Request original offer & counters, addenda, from
agent (if our seller)
- Upon receiving disclosures, forward to agent for
signatures /review
- Mail disclosures to buyer same day you receive
from listing agent
- Set up termite inspection (if our listing)
- Make arrangements for termite company to gain
access to house
- Call seller and let them know when termite company
is coming out
- Track progress of loan with lender
- Check with escrow periodically to make sure all
paperwork is coming in
- Follow up with client to make sure all paperwork
comes back signed
- Send copies of all signed paperwork to cooperating
agent
- Track all paperwork, make sure file has all
required documents
- Call client with updates as needed
- After appraisal is done make sure it is back at
value with no conditions
- Track Preliminary Title Report, make sure we
receive in timely fashion
- When Preliminary Title Report comes in give to agent to review and
advise
- Call escrow with any items requested by agent to
be ordered
- Give ordered items to agent when they come in for
review
- Call escrow to notify them if buyer is
disapproving of pr (our listing)
- Call lender, verify loan is approved (10 days
before closing)
- Call lender, verify loan docs are ordered (7-10
days before closing)
- Call escrow, verify loan docs are received (5-7
days before closing)
- Call escrow, verify buyer has appointment to sign
(3-5 days before closing
- Call escrow, verify docs are signed and sent back
to escrow
- Call escrow, verify buyer has given them insurance
information
- Remind agent to do final walk through before
closing (our buyer)
- Set up final walk-through with Gregg/Debbie and
sellers (if our listing)
- Check with escrow verify loan funded and set up to
record (day of closing)
- Check with escrow verify property is recorded (day
of closing)
- Confirm with escrow that they have property
breakdown on commission
- Confirm with escrow that they have any referral
fee breakdowns
- Check with escrow that admin fee will be paid (if
applicable)
- Make arrangements to pick up checks
- Copy commission checks. One copy of each check in
file.
- Copy of closing paperwork and checks to admin
- Print out online agent notes and plans for file
- Print out of client info to Debbie w/ date of
closing to call with thank you
- Change to sold in MLS (our listing)
- Request agent put Gregg’s MLS agent # 601338 for
sale in MLS (our buyer)
- Send messenger to pick up sold sign, lockbox (our
listing)
- Send thank you letter to client
- Send questionnaire to client
- Input figures to excel sheet for tracking
- Copy of excel sheet to Gregg Neuman
